DOWNTOWN STATION AREA SPECIFIC PLAN
OVERVIEW
The Downtown Station Area Specific Plan is a long range land use plan that focuses on creating a transit supportive environment in and around the planned commuter rail station site in downtown Santa Rosa (Station Area Plan Map).
The plan promotes a mixture of residential, retail, office and open space land uses in a pedestrian-friendly urban environment. Goals and policies contained within the plan will be used to guide public and private investments in the downtown area towards this vision. The Downtown Station Area Specific Plan was adopted by the City Council on October 9, 2007.
WHAT IS A SPECIFIC PLAN?
A Specific Plan establishes a set of development standards that provides the City and developers with a flexible tool to guide development in a particular area of a community. The Downtown Station Area Specific Plan allows for the implementation of the General Plan through a more refined and specific vision for the subject geographical area. In legal terms, a Specific Plan is similar to a zoning ordinance and may contain both policy and regulatory guidelines as long as it remains consistent with the General Plan.

COMMUNITY INVOLVEMENT
The Specific Plan was developed based on comments received during a series of community visioning workshops held in 2006 and input received from a Technical Advisory Committee (TAC) that was formed to guide the early stages of the planning process. The input received during the workshops and from the TAC served as the foundation from which goals and policies contained within the Downtown Station Area Specific Plan were developed.
